Rodent Control Update
We have a total of 87 temporary rodent bait stations, all of which were rebaited the end of July.
Many boxes have been tampered with, thereby rendering them ineffective. Please do not block the bait stations with pinecones or other debris.
Based on the bait consumption, there is limited activity on the west common area perimeter and a bit more activity on the east common area perimeter. We will continue to monitor this.
All pets need to be leashed in all common areas and kept away from the boxes at all times. Also, children and adults are advised to stay away from the bait boxes at all times. The rodent bait in use is Final Blox (red in color) and Poison Control’s number is 1-800-222-1222.

Dakota Development
We have been informed of a proposed development of a 3-story mixed-use building, housing 20 dwelling units and 6,700 sqft of Commercial (medical/retail) on the ground floor on Dakota Drive, just west of Central Blvd.
Implications and probable impacts:
•Increased safety risk
•Increased congestion
•Insufficient parking
This matter will be taken up by the Jupiter Town Council on August 20th and September 17th at 7:00 PM at the Council Chambers of the Municipal Complex, 210 Military Trail in Jupiter.

Trash Collection
Per Mallory Creek HOA Rules & Regulation NO. 7: All garbage and refuse from the Lots shall be deposited with care in each owner's private garbage containers, which shall be placed so they are not visible from the roads or from adjoining units. No garbage or refuse shall be deposited in any Common Area for any reason except on the correct days of the week for pickup and removal.
A trash can is to be used for garbage.

Mallory Creek HOA Article V Use of Property D. Maintenance of Units. This is the responsibility of each homeowner.
At the September Board Meeting, the Board will ratify a Schedule of Common Violations Resolution. The Resolution will provide for a first violation notice, sent via regular mail. If the violation continues, an automatic fine will occur OR the Association will perform the work and add the charge to owner ledger. More information will follow in next month’s bulletin.

Swimming Pool Rules
For the safety and enjoyment of the Mallory Creek pools, this is a friendly reminder of the pool rules.
- Pool is open from Dawn to Dusk
- No smoking/flameless tobacco devices allowed
- No glass containers are allowed anywhere within the fenced area.
- No pets, except for identifiable service animals, are allowed anywhere within the fenced area.
- No loitering permitted, as determined by the Board of Director or the Property Manager in their discretion.
- Loud music or rowdy behavior are not permitted.
Clubhouse Etiquette
- All guests must be accompanied by the owner or authorized tenant of a residence. Owners are responsible for the conduct of their tenants and guests.
- Residents may not have more than two (2) non-resident guests at the Clubhouse any one time, unless a scheduled function.
- No loitering permitted, as determined by the Board of Director or the Property Manager in their discretion.
- Children fourteen (14) and under must be accompanied and supervised by a responsible adult of at least eighteen (18) years of age while at the Clubhouse.
- Ball playing, bike riding, skate boarding, roller skating/blading, or similar activities are prohibited in the Clubhouse and on the Clubhouse front and rear patios.
Homeowner Maintenance Items - Prepare for Hurricane Season!
Any landscaping installed by residents needs to be continually maintained by residents. Trees and hedges should be well maintained as we are now in Hurricane Season!

HOTWIRE - NEW POLICY
Hotwire is implementing a new policy which will charge residents a $50 fee for non-Hotwire-related technician visits or for visits related to customer education on using the equipment. For educational resources on using your equipment, training videos and FAQs are available on the Hotwire website. Onsite training and Q&A sessions are available if there is enough interest. A letter outlining the policy is posted in the mailroom with additional details.

Owners and Tenants – If your property is under lease, fobs will be distributed to the current tenant of record, UNLESS the owner emails the Association in writing.

Mallory Creek Backflow Testing
HOA Annual residential backflow testing will begin in April. The vendor will be Jet Plumbing.
- Every home in Mallory Creek has its own backflow preventer. It is located adjacent to the water meter.
- Every homeowner pays for the Backflow Preventer annual testing through their HOA dues.
- If the test shows a “failed” result during the HOA annual testing, the owner is notified by the HOA to have it repaired by a certified plumber at homeowner expense, and reported to the Town
